Chileno Bay Club vs Auberge Residences: Which Path Fits?

Most buyers arrive at Chileno Bay reading a single price band. They see a $6M condo, a $10M villa, a $60M estate on a bluff, and they assume they are shopping one market. They are not. Behind the same gate at KM 15 of the Cabo Corridor sit two distinct ownership products with different access rights, different carrying costs, and very different rules about how a deal even reaches the table.

The thesis is simple. Chileno Bay is priced like one community and transacted as two. The cheaper sticker is often the more expensive lifestyle once club economics are counted, and the more expensive sticker sometimes comes with the lighter annual carry. Choosing well starts with understanding which track a listing actually belongs to.

The friction most outside buyers meet first

The private side of Chileno Bay rarely appears on the MLS. Discovery Land Company runs an internal sales process, and many transactions inside the 599-residence master plan close quietly, off-portal, through the club's own channels. If a buyer is only watching public listings, they are only seeing part of the inventory, and usually not the best of it.

The second piece of friction is the club membership itself. Owning a home inside the Discovery track does not automatically make you a member. Membership is a separate financial commitment, and without it the two Tom Fazio golf courses, the Beach Club, and the Outdoor Pursuits program are largely off-limits. A residence and a membership are two purchases, priced separately, and both need to underwrite before the lifestyle in the brochure becomes yours.

What the Discovery Club track actually costs to hold

Inside the private community, the club currently requires a $300,000 initiation deposit and $75,000 in annual dues. That is the number buyers should model into every offer before comparing anything else in Los Cabos. On a $10M home, dues alone add roughly three quarters of a percent to the annual carry, and the deposit is capital that sits with the club rather than in the home's basis.

What that carry unlocks is deliberate and specific:

  • Both Tom Fazio–designed private courses, including the championship layout at par 72, 7,260 yards, with Sea of Cortez views from every hole
  • The lit 6-hole short course for evening and family play
  • The Beach Club with spa, movement studio, lap pool, sauna, and cold plunge
  • Chileno Park with 14 pickleball courts, six of them lit, plus tennis, splash zone, and event lawn
  • The H2O Cave watersports center, with complimentary snorkeling, kayak, and paddleboard equipment for the reef
  • Discovery Land's Outdoor Pursuits programming — sailing, fishing, hiking, horseback riding, ATVs, kitesurfing, archery
  • Reciprocity across Discovery's global network, including sister communities such as Yellowstone Club, El Dorado, Gozzer Ranch, and Summit Club

Residence categories inside the club stretch from Beach Casitas at roughly 2,700 to 4,400 square feet, through Hacienda Villas, Estero Villas near the future Glass Beach Club, Mountainside residences, Ridge Estates starting around $15M, South Coast estates near 19,000 square feet from about $17M, and the 18 Chileno Point custom sites starting around $26M on the historic bluffs of the original 1959 Hotel Cabo San Lucas. Homes here typically start near $10M, condos near $6M, and lots north of $3M, with the current top of the market listed around $60M.

What the Auberge track trades away, and what it buys

The second path is the Chileno Bay Resort & Residences, operated by Auberge Resorts Collection. The hotel side runs 95 guest rooms alongside 61 villas available for purchase. These are smaller footprints than the club estates, they sit inside a full-service five-star operation, and they come with something the Discovery villas do not offer directly: an integrated rental program.

Owners on the Auberge side can place their villa into the hotel's rental inventory when they are not in residence. Lock-off master configurations are especially productive in that program, which is why they resell at a premium. The trade is straightforward. A buyer gives up the private-club exclusivity, the members-only golf access, and the estate-scale land plan. In return they get lower entry pricing, a professionally managed cash flow line, and access to certain club amenities as a resort owner without the full $300K membership commitment.

For the Lifestyle Investor profile, this is often the better math. For the Luxury Second-Home Family that wants private-golf access and Discovery's Outdoor Pursuits, it usually is not.

The table looks tidy. The decision it drives is not. A buyer picking between a $6M Auberge villa and a $10M club condo is really choosing between two different products with different long-run bills.

The 2026 catalyst hiding in plain sight

A four-story, 30,000-square-foot Glass Beach Club is scheduled to open at Chileno Bay in 2026. A second Tom Fazio course is under construction, with the first nine holes already in play. These are structural additions to the amenity base, not cosmetic upgrades. Estero Villas sit closest to the new beach club and are worth watching on that basis alone. Historically, Discovery communities re-rate as each amenity phase comes online, which is why the club talks about value compounding with each new phase rather than following the broader Cabo market cycle.

For a buyer underwriting today, the interesting question is not whether prices at Chileno Bay will move with Los Cabos generally. It is whether the specific residence they are considering sits on the right side of the next amenity opening.

The natural asset the price tag reflects

The reason the club can charge what it charges, and the reason the Auberge villas resell the way they do, comes back to one stretch of shoreline. Chileno Beach is one of the few year-round swimmable beaches in Los Cabos, holds Blue Flag certification, and harbors the region's only coral reef. Snorkelers reach it within 20 yards of shore, with visibility that typically runs 51 to 60 feet, through a marine community that includes the endemic Cortez angelfish. That asset is not replicable at any other Cabo address, which is what "structural" means when the sales team uses the word.

What to verify before choosing a path

Before signing anything, a serious buyer should confirm the following in writing:

  • Whether the residence being offered is inside the Discovery Club or the Auberge Residences, and which amenities transfer to a new owner
  • Whether a club membership is available for transfer with the property, and at what cost
  • The current initiation and dues schedule, since these are set by the club and can move
  • For Auberge villas, the rental program's split, occupancy history, and blackout rules
  • Whether the unit has a lock-off configuration and how that affects rental performance
  • Fideicomiso setup and trustee, since non-Mexican buyers acquire coastal property through a bank trust
  • NOM 247 mechanics for the closing, where the peso conversion is fixed to the Banxico rate on the payment date
  • HOA fees separate from club dues, and the reserve position of the HOA

The friction on Chileno Bay is not in the community. It is in the information asymmetry between what the internal sales channels know and what a public search returns. That gap is where representation earns its fee.

Can I buy in the Discovery Club without joining the club? Yes, ownership and membership are separate. The residence conveys; the membership is an additional purchase. Without it, access to the Tom Fazio courses and the Beach Club is materially limited.

Do Auberge villa owners have any club access? Certain amenities are available to resort owners, but the private club membership benefits, particularly golf, remain reserved for members.

A buyer who wants private golf and a Discovery lifestyle should not be looking at Auberge villas because the sticker is friendlier. A buyer who wants rental income and a lighter annual carry should not be stretching into club economics for a course they will play a dozen times a year.
